Fixed charge on book debts all book debts and other debts and monetary claims (including, without limitation, deposits and credit balances held by third parties from time to time) then or at any time thereafter due or owing to the company, together with full febefit of any guarantees and securities therefor and indemnities and insurance in respect thereof and all negotiable instruments, liens, reservations of title, rights of tracing and other rights enabling the company to enforce any such debts or claims.

The lands and premises comprised in a lease 22/8/89 between the department and the company and therein described as "all that part of the lands comprised in the above mentioned folios situate in the townland of drumnakelly county of armagh con- taining 12.4028 acres or thereabouts more particularly shown on the map attached hereto and thereon edged red. Subject to the lease registered on folio 27400 co. Armagh and to the right of way reserved therein coloured blue on the map attached hereto.
